Market Highlights

  • 2016 $2,000,000+ sales were at record levels.
  • Inventories were 8% above 2015.
  • The top sale in Norfolk County in 2016 was $6,732,000 for 180 Clyde Street in Brookline.

Active Listings

In Norfolk County, there were 126 high-end listings in the 4th quarter 2016, up from 109 during the same period in 2015.

 


High-End Sales

The 180 sales of $2 million+ properties in 2016 exceeded all previous records. The previous record was 174 sales in 2015. The average number of $2 mil+ sales per year from 2006 through 2016 was 108

 


2016 Top Sale

Property: 180 Clyde Street Town: Brookline Selling price: $6,732,000

Built in 1896, this shingle-style estate has 7,106 sq ft, 7 bedrooms, 5 full baths, a storage shed, a carriage house with four-car garage, a new underground sprinkler system, and a pool surrounded with a stone patio.

Highest & Median Sale

There were 180 high-end sales in 2016. The average sale price was $2.9 million.

 


Days on Market

The 2016 Days on Market averaged 139 days which was down from the 2015 average of 163 days. Improved demand resulted in quicker sales.

 


Sales by Town

Seven of the 28 cities and towns in Norfolk County had high-end sales in 2016: Brookline, Cohasset, Dover, Milton, Needham, Wellesley, and Westwood.

  Over the period 2006-2016 for Norfolk County, Brookline had the most high-end sales with 447 followed by Wellesley (436), Cohasset (79), Dover (71), Needham (70), Westwood (35), Milton (22), and Dedham (9). The 4th quarter of 2016 was particularly strong. Wellesley had 16 high-end sales compared with 8 for the 4th quarter of 2015 and Brookline had 16 compared with 13 for the same period.
