LOT #81, POWDER RIDGE SUBDIVISION

Within this neighborhood, many cul-de-sac streets are named after ski resorts. Powder Ridge is a particularly impressive development, with its well-maintained neighborhood including private and paved roads and above-ground utilities.

This parcel in the Powder Ridge Subdivision is ideally set near amenities of every convenience, especially outdoor recreation. The activities available to both residents and tourists is seemingly endless.

SUNDAY RIVER

Sunday River Resort is one of Maines largest and most frequently visited ski resorts. In fact, it is the second largest resort in Maine, and the sixth largest in New England. With 135 trails, eight interconnected mountain peaks, 15 lifts, and a vertical drop of 2,340 feet, it is no wonder that Newry, Maines ski resort is a popular place for winter recreation enthusiasts.

Sunday River is equally as popular for summer and fall visitors. The South Ridge Lodge is the central point for on-mountain activities, including lift rides up the mountain, ziplines, mountain biking, and more. Sunday River Sports at South Ridge is open seasonally with gear and apparel for outdoor recreation.

BETHEL

Located six miles from Sunday River, Bethel is a classic New England community only minutes away from the Powder Ridge Subdivision. Much like Sunday River, outdoor recreation drives the Bethel community. Residents and passersby often enjoy the Androscoggin River and nearby lakes for fishing, kayaking, canoeing, and other watersports. For campers and hikers, Grafton Notch and Evans Notch State Parks are ideal destinations, along with the White Mountain National Forest just across the border in New Hampshire.

Along with the ample outdoor recreation available, Bethel boasts an exploding restaurant scene including fine dining, cozy pubs, international cuisine, and more. An area favorite ranked at the top of the list on Tripadvisor is 22 Broad Street, an authentic Italian restaurant with a martini bar. Conveniently, this favorite eatery is open seven nights per week.

Outside of the restaurant scene, Bethel is also known for Gould Academy. This small New England private college preparatory boarding and day school is co-ed and is located only six miles from Sunday River Resort. Gould Academy is particularly known for its competitive ski and snowboard teams. In fact, the Gould Academy Competition Program is specifically designed to provide student athletes with educational and athletic experiences. Summer camp programs offer students training and conditioning in trampoline, jump, and on-snow camps. Fall programs include varsity sports such as soccer, field hockey, mountain biking, and cross country running. Student athletes have the opportunity to participate in trips to Austria, Oregon, Quebec City, and Chile through the Gould Academy Competition Program, making this school paramount in the Bethel community.
