Landmark Property Offers
Monumental Value in Rockport, Maine

A massive price reduction on an exemplary historic property in Rockport, Maine now offers buyers a special opportunity to own an impeccably restored residence on 16 acres of land between Camden and Rockport villages. Dyke Messler Residence

This 200-year-old landmark Federal home in Rockport was restored and renovated to the most exacting standards by its owner, for whom historic preservation is a passion. The ownerwho is well known in the area for the quality and scope of his restoration projectshad admired this house for years. When LandVest listed it for sale in 2007, he recognized that it had all the elements he sought in a restoration project, and purchased it. He lived in it until recently.

Dyke Messler ResidenceNow priced well below the owners investment and the replacement cost, the property is in superb condition in every regard. It offers opportunities for use as a year-round residence, an in-town farm and garden, or an exemplary family compound.Dyke Messler Residence

The main block of the stately Federal was built in 1809, and was in fairly good condition when the current owner purchased it. With only three other owners in the last 200 years, the property was well-loved and well-maintained, but it hadnt been seriously updated for decades. In his trademark fashion, the owner undertook the project with the enthusiasm and skill of a seasoned and highly knowledgeable historic preservationist. From foundation and window repair to floor replacement and new systems, every structural issue was attended to. Wherever possible, the homes own history was used as a basis for architectural and aesthetic decisions. Even where the owner made changes to update the house to suit modern lifestyles (expanding and opening up the kitchen, for example), he called upon the traditions of the period, creating a unified vernacular throughout. He used the highest quality materials and went to considerable effort to source unusual, attractive design elements.

The result is an exceptionally beautiful, tastefully designed and very comfortable 6-bedroom house with a guest apartment and attached garage. There is an in-ground heated pool and a new pool house that could well be a large office, studio, or additional guest quarters. One of the top landscape architects in the state designed the landscaping, which was informed by the landscaping of the period and includes mature lilacs and spectacular perennial beds. The apple orchard features dozens of varieties, and the sweeping hay field is lined by old sugar maples.
