Muskogee Timberlands

On behalf of Forest Investment Associates (FIA), LandVest is pleased to announce Muskogee Timberlands, a high-quality two-state timberland investment opportunity located in Alabama and Florida. The offering consists of two sale units: Coosa Valley (8,233± acres; Central Alabama) and Ponce de Leon (14,481± acres; Florida Panhandle). Together these sale units offer geographic diversification and access to two dynamic land and timber markets.

Totaling 22,713± acres, Muskogee is a turn-key timberland investment with decades of professional management. Seventy-two percent of the property acreage is enrolled in pine plantation management with an average plantation age of 16.3 years and average site index of 72 feet (base-age 25). These productive plantations offer a balance of near-term harvest opportunities with longer-term growth opportunities of younger stands. 

Muskogee Timberlands are being offered for sale through a single-stage, sealed-bid sale process. Bidders may bid on the portfolio or either of the two individual sale units. The data room will open in early March.
