IN-HOUSE ITERATIVE VALUATION & PLANNING PROCESS

One of the distinctive aspects to our consulting practice is our ability to move in parallel between appraisal and land planning without our in-house GIS resources. A typical industry dynamic is for an appraiser to ask the client to provide a plan to be valued when there are questions about the “highest and best use” of a property such as further subdivision.

However, often with high-value properties, there is land planning sensitivity that we can quickly test to determine a property's optimal density or configuration. This also applies to planning for generational properties where the client wants to test alternative scenarios. We can quickly do that in-house without the time-delay and added costs of working with a third-party surveyor or engineer.

LAND PLANNING FOR CONSERVATION

Many of our projects involve individuals considering conservation of lands. Similar to our iterative land planning and evaluation process, we work regularly with clients and their advisors to model limited development scenarios to optimize the tax benefits and landscape outcomes our clients are looking to achieve. 

WORKING WITH SURVEYORS AND ENGINEERS

While LandVest does have land surveyors in the forestry division, we do not have surveyors or engineers on our consulting staff. However, we often work with engineers and surveyors, and other professionals, as part of a project team to help clients achieve their desired real estate goals.
