Ceres Timberlands

LandVest has been retained by Hancock Natural Resource Group Inc. as transaction manager for the sale of the Ceres Timberlands located in eastern Texas and western Louisiana. The property is being offered in two distinct sale units: the Toledo Unit (118,645± acres) and the Rayburn Unit (119,598± acres). The sale will be conducted through a two-stage, sealed-bid sale process with first round (indicative) bids expected in late-December.

Totaling 238,243± acres, this portfolio of investment-grade tree farms is situated in extremely competitive (and expanding) forest products markets. The quality of the plantations and silviculture cannot be overstated. Ceres is both physically and operationally one of the premier timberland holdings in the Gulf South. The ownership also benefits from advantageous wood-supply agreements for both pulpwood and sawlog products with several facilities proximate to the timberlands.

Formerly owned and managed by International Paper Company, these tree farms have been commercially managed for decades and have continued to improve in productivity and function. The current manager has furthered these efforts making significant silviculture investment, the result of which is immediately evident upon inspection.
