On behalf of Bluesource Sustainable Forests Company (BSFC), LandVest is pleased to announce the offering of the Caribbean Timberlands. The Caribbean Timberland portfolio is a multifaceted natural resource investment comprised of a collection of investment-grade timberlands, natural forests, and conservation opportunities located in east-central Costa Rica, totaling 3,431± hectares.

The Caribbean Timberlands portfolio offers a diverse mix of plantations and natural forest types on four unique tracts. All tracts are located on the Caribbean slope and vary in elevation from near sea level to 1,200 meters above sea level. All tracts are currently managed as active timber plantations, as well as for ecosystem services such as biodiversity protection, watershed protection, and carbon sequestration. Portions of the property have been historically recognized and compensated by the Costa Rican government for ecosystem protection and reforestation. The table below summarizes forest type by tract for the Caribbean Timberlands portfolio.

  • Natural Forest: 1,399± Hectares (40% of property)
  • Plantations: 1,308± Hectares (38% of property)
  • Natural Regeneration: 675± Hectares (20% of property)
  • Other: 49± Hectares (1% of property)

Given the geographic diversity of where the properties are located on the Caribbean slope, the tracts offer a unique diversity of species and forest types. Regardless of their position, all the tracts have well established infrastructure and relationships with contract labor to ensure the long-term productivity and stewardship of the resources.

Fortuna: Fortuna is located in the upland hills of the Cartago Province near Turrialba Canton. Fortuna is situated in the headwaters of the regionally important Pacuare River and is adjacent to the Cabecar indigenous reserve and the small town of Grano de Oro. The property is accessed by public gravel roads from Turrialba, approximately 1.5 hours from the capital of San Jose. The property boasts 632± hectares of established pine (Pinus oocarpa) plantations that are ideally suited to the higher elevations. Fortuna is also well known as the largest pine plantation in Costa Rica. The balance of the property is comprised of chancho colorado plantations (17± hectares) and natural forests (558± hectares). Fortuna has an active timber management program, and harvested trees are utilized for a variety of regional industrial and residential uses. Fortuna also features a six-bedroom hilltop home with a lawn that can accommodate helicopter landings.

Huacas and Suerre: Both Huacas and Surre are similar in location, composition, and position on the Caribbean slope. Combined, the tracts represent 1,874± hectares of the Caribbean Timberlands offering. Both tracts are located very near the locally important town of Siquirres and are directly accessed via well-maintained public roadways. The tracts offer an attractive mix of plantations and naturally regenerated forest types, as well as native natural forests and their inherent ecosystem service values. Huacas and Surre contain a combined 295± hectares of pine plantations; 91± hectares of plantations consisting of pilon, chancho blanco, or amarillon; 674± hectares of naturally regenerating forests; and 793± hectares of native natural forests. All the plantation types are actively managed and provide a sustainable source of timber to local mills. The naturally regenerated areas offer tremendous opportunity to manage native, naturally occurring species such as botarrama, and chancho blanco. A significant amount of work is underway to identify and silviculturally improve these stands. The native natural stands on the properties are important to not only biodiversity protection and carbon sequestration, but to help conserve regionally important rivers. The Suerre property is immediately adjacent to the Siquirres River and the source of drinking water for 30,000 people. Huacas borders the Pacuare River Valley, an internationally known white water rafting destination enjoyed by thousands each year and very important to the local economy.

Trebol: The Trebol farm is the smallest of the four Caribbean Timberlands tracts and is located 20 kilometers outside the important port city of Limon. Nearly 274 hectares of the 322± total hectares are coppice origin gmelina stands. Given its proximity to the fruit industry, there is high demand for timber to produce pallets and fruit crates. As a result, the property has excellent markets and produces timber year-round. With the rapid growth rates of gmelina, the current silvicultural system, and proximity to markets, the Trebol property offers reliable returns and an indefinitely sustainable source of timber to local markets.
