MWF - Marion Tract

The Marion Tract is a 292-acre recreation and timberland property with superb growing sites and access, just north of Marion, South Carolina. The property has been professionally managed as investment-grade timberland for decades, in conjunction with hunting opportunities currently permitted through the property’s lease program. The tract has over a mile of road frontage on US Highway 501 and has a solid interior road that runs nearly the entire length of the property.

The Marion Tract consists of two primary timber-types: (1) mature, thinned pine stands established in 1989 and 1991, totaling 42 acres; and (2) a recently harvested pine plantation that is scheduled for site prep and re-planting in the coming year, totaling approximately 225 acres. The mature pine stand carries an average of 139 tons per acre of pine forest products and is available for near-term harvest.
