Three Rivers Timberlands

LandVest is pleased to announce the open marketing of Three Rivers Timberlands, a 14,334+ acre collection of fine Allegheny Plateau forestlands, containing a well-managed high quality hardwood timber resource overlaid with a complementary carbon agreement. Located in northwestern Pennsylvania & southwestern New York, this property includes 23 non-contiguous parcels, spanning eight counties within a region characterized by some of the most productive hardwood growing sites in the country and a solid forest products market.

Three Rivers Timberlands contains a forest resource characteristic of the region with 4.2 MBF per acre of sawtimber composed primarily of black cherry, soft maple, red oak, and hard maple. Access to this resource is excellent, with many instances of frontage on seasonal and all-season, paved and gravel roads, while other access points materialize via private rights-of-way. An American Carbon Registry carbon project accompanies the timberland investment to provide, along with recreational leasing income, multiple avenues for revenue.

Three Rivers Timberlands is being offered for sale in its entirety through a single-stage, sealed-bid sale process. The project data room is now open. Bids are due by 1:00pm EDT on October 8, 2025.
