Seneca Timberlands

The Seneca Timberlands consist of 90,000± acres of investment-grade land and timber in the Allegheny Region of western Pennsylvania and southwestern New York. The property is composed of dozens of individual tracts across 19 counties ranging in size from just a few acres to over 25,000 acres. The geographic range of the ownership extends from Erie, Pennsylvania east to Corning, New York and from Springville, New York south to Punxsutawney, Pennsylvania. With some individual tract exceptions, the majority of the ownership is located within the boundaries of Highways 78, 88, and 80. The heart of the ownership offers large concentrated blocks of contiguous acreage surrounding Bradford, Kane, Emporium, and Saint Marys, Pennsylvania. Seller is reserving rights to hydrocarbons; all other interests in the land will be conveyed.

The Allegheny Region is known for its exceptionally high-quality hardwood timber resource and moderately sloped, dissected plateau topography with well-drained soils. The region supports a robust vertically integrated forest economy with a full range of service providers and well-developed forest products markets. Seneca Land and Timber is presented to the market as a turnkey hardwood investment offering both near-term cash flows and long-term value appreciation through growth, management, improving forest product markets, and the appreciation of the underlying bare land values.

In addition to the timber management, the asset generates meaningful revenue from various leasing sources including recreational, agricultural, and industrial uses.
