Montgomery Woodlot

Known as the Kent Woodlot, this 116.58-acre property spans the towns of Montgomery and Southampton, offering an expansive woodland setting with scenic views of the surrounding hills.

• The property abuts thousands of acres of conserved land surrounding the Tighe Carmody Reservoir, providing a beautiful natural backdrop and exceptional privacy.

• The predominantly wooded acreage features varied topography, a mix of mature and younger forest growth, and established woods roads providing access from the property's road frontage.

• Several elevated locations offer potential homesites with sweeping views of the surrounding countryside. A portion of the property was previously used for gravel extraction.

• The land is located within an agricultural-residential zoning district requiring a minimum of 2.5 acres and 300 feet of road frontage for building lots. 9.75 acres are located across the town line in Southampton.

• With its substantial acreage, scenic setting, and proximity to extensive conservation lands, the Kent Woodlot presents an opportunity for a private country estate, recreational retreat, or potential residential development, subject to applicable zoning, site conditions, and permitting requirements.
