Fall Line Timberlands

On behalf of Forest Investment Associates (FIA), LandVest is pleased to offer Fall Line Timberlands, an 11,153+ acre pine timberland investment opportunity located in South Georgia. The property consists of four closely situated tracts, all within a 13-mile radius of Talbotton. These tracts sit on the Fall Line, a geographically and ecologically important demarcation between the Georgia piedmont and coastal plain, between Columbus and Macon, Georgia (approximately 50 miles to both). Each of the four tracts offers excellent access, a well-maintained road infrastructure, and a long history of commercial timberland management. These legacy MeadWestvaco lands were acquired by FIA in 2011 and have been managed by them since. 

Nearly three-quarters of the Fall Line ownership is enrolled in pine plantation management and benefits from decades of intensive management and silvicultural investment. Merchantable plantations carry an average of 94 tons per acre of pine volume with an average site index of 76 feet (base-age 25). These highly productive plantations offer a balance of near-term harvest opportunities with longer-term growth opportunities of younger stands.

In addition to the exceptional timber resource, Fall Line sits within a premium market for sporting and recreational properties. Properties managed for trophy deer and quail hunting dot the surrounding landscape and put upward pressure on regional land values.
