Wallace-2 Tract

The 79-acre (+) Wallace-2 Tract is a superb forestland investment and recreational property located in secluded Charlotte County, Virginia. The property contains 58 acres of well stocked loblolly pine (planted in 2010) ready for its first thinning harvest in the next year or two. The pine forest area has the potential to generate near-term and longer-term income through timber harvests (via thinnings and final harvest).

The remainder of the property consists of 19 acres of natural forest along drainages, and two acres of very well-maintained woods roads and trails. The natural forest areas provide wildlife corridors through the property to surrounding agricultural and forested properties with buck rubs observed in multiple locations within them. The assortment of land types on the property (and surrounding it) makes the Wallace-2 Tract a quality hunting property and outdoor escape. Additionally, the property is a short 3-mile drive to the Watkins Bridge Boat Ramp along the Staunton River.

The property is accessed on the west side of Scuffletown Road (SR 746) along a shared private gravel road, secured by a double cattle gate. Once through the double gate, the property is 0.2 miles down the private road on the right side, where a green cattle gate secures the entrance. Approximately 0.6 miles of internal woods roads wind through the property giving access to nearly every corner.
