Adden Mountain Forest offers an attractive timber investment with a broad spectrum of timber, carbon, recreation and conservation values. A fully monumented August-2024 timber inventory finds 5.23 MBF sawtimber and 16.9 cords pulpwood averaging 27.4 + gross cords per forested acre, demonstrating a well-stocked resource heavy to sugar maple, yellow birch and spruce/fir species. Situated in the town of Guildhall, Vermont, the property is composed of two adjoining parcels surrounding Adden Mountain: (i) the larger 1,341-acre + Adden Mountain parcel, and (ii) the smaller 348-acre + Taylor Lot. The Adden Mountain portion of the property is benefitted by a forest legacy easement that encourages ongoing forest management, timber harvesting, maple sugaring and recreational uses while limiting development. An existing camp on Adden Mountain can be used for recreational purposes. The Taylor Lot is uneased and benefits from recent access improvements leading to an open clearing with southwesterly views across the Catbow Brook valley to Adden Mountain. The property is enrolled in Vermont’s Use Value Appraisal tax program, achieving a meaningful tax reduction. Primary access is from the northeast via a private road extension west of Fellows Road (via Route 102 / Granby Road).
