Gritt Hill

Gritt Hill is an appealing 132±-acre forested property with an existing camp structure and extensive recreational trails throughout. The camp is heated and has two separate floors with electricity, propane, on-site septic, and spring-fed water. The property is benefitted by a conservation easement held by Vermont Land Trust, excepting a ten-acre envelope surrounding the camp that is not subject to the easement. The easement generally encourages ongoing forest management, including timber harvesting and maple sugaring, along with agricultural and outdoor recreational uses of the property. The forest resource is composed of predominantly white pine, hemlock, and Norway spruce softwoods with smaller pockets of sugar-maple-dominated hardwoods. A small 2015 patch cut was planted to black walnut, red oak, and shrubs favoring wildlife. Topography is gently rolling with a westerly aspect providing views across the foothills of Calais and Worcester. The VAST snowmobile trail parallels the east side of the property. Access is excellent with extensive frontage along Max Gray Road. The property is situated proximate North Montpelier Pond and Marshfield Town Forest. The capital city of Montpelier is a short 15-minute drive via Route 2 west.
