Drake Mountain

LandVest is pleased to offer Drake Mountain, an exceptional eastern-Adirondack property situated just minutes from Keeseville, NY and the western shores of Lake Champlain. This 2,389+-acre forested property offers a full complement of timber, recreation and conservation values in a large contiguous package including the summit of Drake Mountain, the headwaters of Little Trout Brook, several small ponds and a heron rookery. Potential summit views of Lake Champlain further bolster the aesthetic and recreational appeal of the property.

The forest provides an attractive and diverse species mix with ample opportunity for near-term timber harvesting of mature timber. A 2022 inventory with annual growth modeled through 2025 reveals a forest carrying 5.5 MBF of sawtimber and 13.4 cords of pulpwood per forested acre (24.3 gross cords/acre). Red oak, white pine and sugar maple are the primary value drivers. Interior access is excellent via a well-maintained right-of-way from the west side of Highland Road, with two additional rights-of-way serving the northwest side of the property via Mace Chasm Road. An interior network of logging roads and trails support forest management and recreational pursuits throughout the property. 

Located inside Adirondack Park, the property falls under a resource management land classification that allows for potential residential development with appropriate APA permitting. The property is enrolled in New York’s 480A forest tax program, helping to reduce taxes ($14,912 in 2025) while supporting forest management activities. Portions of the property are subject to a third-party subsurface mineral reservation.  In addition, the property generates $8,391 in annual revenue from three recreational leases limited to 1,498-acres of the whole.

Drake Mountain is located approximately 10 minutes off the I-87 Northway (exit #33, Willsboro/Keeseville), 30-minutes south of Plattsburgh, and is a short ferry-ride across the lake from Burlington and Charlotte, Vermont.
