Katahdin Fields & Land

Listing Tools

From Route 11, the property reads as a farm. From the air, it becomes something much larger.

Katahdin Fields & Land brings together approximately 957.2 acres across Patten and Crystal, Maine. An established agricultural base is joined by more than 500 additional acres of forest and open ground, with mapped agricultural soils, internal roads, and elevated land overlooking the working landscape of northern Maine.

The offering begins with the original 433.67-acre farm in Patten. Open fields, orchard plantings, a large greenhouse, roadside farmstand, wells, and substantial Route 11 frontage provide an agricultural platform with visibility and access. Two additional tracts totaling approximately 523.52 acres in Crystal extend the property to the east and north. Together, the three principal land blocks offer the scale and flexibility to support agriculture, timber management, recreation, conservation, or a combination of uses.

An Established Agricultural Foundation

The offering includes approximately 222 FSA acres in addition to approximately 102 tillable acres on the established Patten farm tract. Approximately 15 acres on the Patten farm are reported as certified organic. The farm has supported vegetable production and includes newer apple plantings representing approximately 20 varieties, along with an older heirloom orchard. The greenhouse offers the ability to extend the growing season, while the farmstand provides an existing point of sale along Route 11.

Two wells serve the agricultural improvements, including one near the orchard reported to produce approximately 30 to 40 gallons per minute. Internal roads and field lanes provide access through the farm and into portions of the larger property.

Preliminary GIS mapping shows extensive soils classified as Prime Farmland or Farmland of Statewide Importance across the holding. Beyond the identified agricultural acreage, the mapped soils provide a basis for evaluating further agricultural expansion. The amount of any additional workable ground remains to be confirmed.

Forest, Recreation, and the Katahdin Region

The wooded acreage adds privacy, wildlife habitat, recreational ground, and potential timber value. Openings and former fields are interspersed with mixed forest, while higher ground offers long views across farms, woods, and distant mountains. Preliminary GIS mapping identifies approximately 15.8 acres of wetlands across the property, subject to field verification.

Located along the Route 11 corridor, Katahdin Fields & Land is near the Patten-Sherman Rail Trail and the area’s ATV and snowmobile network. Baxter State Park, Katahdin Woods and Waters National Monument, and the Tekαkαpimək Contact Station are part of a region shaped by agriculture, forestry, conservation, and four-season recreation.

Infrastructure and Long-Term Flexibility

A 44 kV Versant Power line crosses the property and may be relevant to future agricultural, energy, or other utility-served uses. Any interconnection capacity or development potential would require independent utility, permitting, and land-use review. No conservation easement is currently reported.

With an established farm at its center and more than 500 acres beyond it, Katahdin Fields & Land offers a substantial northern Maine landholding for an agricultural operator, timber and recreation investor, conservation-oriented buyer, or long-term owner.
