LandVest represented the owner of 40 acres in Dover and Natick, Massachusetts who wanted to maximize sales proceeds but also wanted to see the property permanently protected. LandVest accomplished these goals by securing conservation buyers who purchased the property in two parts for full fair market value and who will permanently protect the land.

The process involved conceptual land planning and valuations under various scenarios, including consideration of adjacent land held by separate owners to determine the possible benefits of assembling their property with the client’s. LandVest coordinated attorneys, engineers and contractors to resolve title and regulatory issues, soil testing, updating a septic system permit, demolishing a house and other site work. LandVest was charged with creating competition among buyers, and marketed the property to conservation groups, developers, and estate buyers. The property was purchased for full market value by the Dover Land Conservation Trust and The Trustees of Reservations for permanent protection.
