Conservation Disposition - Baldwin Hill

How do you protect a multi-generational family farm when the next generation cannot afford to inherit it? This landowner contacted LandVest to help protect their cherished farm, located on a hilltop just outside a classic village in the Berkshires. LandVest worked with local and regional conservation groups to protect the 276 acres of prime soils, fields and forest and the associated houses and farm buildings.

The collaborative effort secured state grant funding to purchase an Agricultural Preservation Restriction over 181 acres of the farm at a record price. This encouraged an abutter to conserve an additional 200 acres. LandVest was subsequently able to market one of the houses associated with the farm for a higher price because it was surrounded by conserved land.
