Boquet Forest

Boquet Forest offers a 1,029±-acre timberland property with excellent access and a full range of underlying development, conservation, recreation, and timber values. The property includes wholly enclosed Mud Pond and substantial frontage along the North Branch of the Boquet River. The river has a native brook trout population, but is also stocked by the State with brook and brown trout. In addition, the lower Boquet River has seen a return of naturally reproducing salmon runs since the removal of the Willsboro dam in 2015. The property is inside Adirondack Park with favorable Rural Use and Low Intensity APA Land Classification designations, which generally allow low-intensity rural residential development. The North Branch of the Boquet River is classified as a study river by the Adirondack Park Agency. Shoreline restrictions apply limiting harvest activity within just 35’ of the mean high-water mark. The forest resource offers a predominantly white pine resource with smaller areas of hardwood and mixed wood stands. Portions of the property have seen recent harvest activity, however significant timber value remains across much of the property with an estimated timber value of approximately $763,000. A timber inventory summary is available upon request. The property is enrolled in New York’s favorable 480(a) forest tax program, helping to reduce taxes (~$2,600 in 2020). Recreational trails and logging roads connect throughout the property providing for snowmobiling and other recreational uses. The property is readily accessed just five minutes off exit 32 Adirondack Northway (I-87) via Route 12 and Route 9 to Hutchins Swamp Lane.
