Northfield Mount Hermon School

The Property

Northfield Campus of the Northfield Mount Hermon School, Northfield, MA.  300+ acres including 22 architecturally distinctive buildings in a park like setting first established in the mid 1800’s along the Connecticut River.  Additional 200 acres included a 9 hole golf course and agricultural fields, plus 1,500 acres of forestland with municipal water supply.

The Challenge

The school's Board of Trustees decided to consolidate the school on the Gill campus and to sell the core Northfield campus. Property first needed to be valued, and then a disposition needed to be formulated.

LandVest assisted the school with a complex valuation and marketing strategy.  To assist with this process LandVest conducted a timber inventory of the forest lands, developed a highest and best use using conceptual plans to determine development potential under various scenarios, assisted local community with transition process, and prepared detailed property profile to assist qualified buyers.  Property was marketed to educational and religious institutions, master developers, investors and public and private conservation buyers.

LandVest has completed the valuation and disposition plan and the property has been sold.
